Work on 660 Woolwich homes to start January 2026

Construction work on 660 homes along Beresford Street in Woolwich is set to begin in early 2026 according to a new planning submission.

Work has recently seen a former temporary park – named after Greenwich’s twin town of Maribor in Slovenia – removed in advance of construction.

Set to rise in 2026.

Berkeley homes are behind the project which is the last of their Royal Arsenal masterplan. They do however plan to build towers above the eastern end of the Elizabeth line.

TfL have so far spent 11 years and counting drawing up plans.

One block will line Beresford Street reaching 18-floors near recently built Berkeley towers beside the Thames.

As seen in planning application. Note Catholic Cub remains in this image though now being rebuilt.

A green stripe will run from a spot near Beresford Square to the river. Temporary cabins in place during construction works across the wider Arsenal site will be removed to open up the route.

Timeline

Service diversion works begin in January 2026 with archaeological studies in February. Concrete frames should start to rise from May 2026 with the entire site completed by July 2029.

It’s not the only development along Beresford Street with a 299-room student block now approaching completion on the former Catholic Club site. An adjacent student development has now commenced with a further 120 rooms.

Over the road is the large Macbean Street site that was home to Woolwich Polytechnic school until closure – which still appears to have an unauthorised car park on it weeks after opening – and is set to see 918 student rooms and 409 co-living rooms if plans approved.

Another nearby site is Greenwich Council’s former block at Riverside House which is to be converted into a hotel and 300 further student rooms.

  • I wonder what percentage of the 660 new homes will be forc affordable rented homes.
Do we have any dates when work may start on the old Riverside House Development? Also on Beresford Street.
