Yet another plan to convert Lewisham tower into housing

It’s another year and yet another plan to convert the former Citibank tower in Lewisham into housing.

The site’s leaseholder “Lewisham House No 1 Ltd” has recently contested plans to incorporate the tower into a wider town centre redevelopment including the adjacent shopping centre. That’s despite various plans being made for years with nothing then being undertaken.

They claim a “co-working / café space and commercial spaces facing Molesworth Street” would be included.

So many plans have been and gone I’d forgotten the total and a search through the site’s archives firstly showed one way back in 2017.

Tower base

But that wasn’t even the first. It was the third. An earlier submission stated completion by 2016.

Constant talk, no action

Since then more submissions have been and gone without any work starting. It was such a tedious certainty that another would go in without any action that I stopped bothering to cover them.

Things have spiced up a bit recently with Landsec plan which includes the tower.

Citibank building altered and extended under Landsec plan

This conversion plan contains 319 co-living units. It hardly seems worth stating as the chances of any ever appearing appear slim.

Then again Landsec have already pushed back their plans for Lewisham shopping centre to 2027 and withdrawn plans to demolish the first stages. That’s after they pled poverty and stated they could only make the development “viable” with very few social homes.

Dated cladding design is proposed

Once they got the green light it didn’t take long to delay plans. Perhaps until zero affordable homes can be achieved. In the meantime how many shops will bother investing in the centre or High Street?

With developers like these no wonder the housing crises grows.
