Rotherhithe student blocks to be decided this week

Southwark Council are set to decide on plans for a student housing block after plans were submitted in 2024.

The site is within a one-way system near Lidl and McDonalds with entrance off Bush Road. No “affordable” housing or student rooms would be provided on site with a payment of £3,710,000 instead being made to the local authority.

An additional Community Infrastructure Levy payment of £682,366 is expected, of which Mayoral CIL totals £236k with Southwark Council seeing £446k.

Bugler Homes are behind the proposal which includes 106 student rooms. Buildings top out at four storeys, with the site last in use by a plant and machinery hire business who vacated in 2024.

A report before the planning meeting notes “the applicant states that ‘at present, 2,550 conventional residential dwellings are occupied by students within Southwark”.

The site has a public transport rating PTAL of 4 out of 6 with nearby stations including Surrey Quays, Canada Water, and South Bermondsey stations.

A decision is expected at the meeting this Wednesday.
