Potential housing plan in Greenwich beside Deptford Creek

A draft plan for future development across Greenwich borough has highlighted one area beside Deptford Creek at potentially suitable for housing.

Brookmarsh Industrial Estate and Phoenix Wharf at Norman Road was recently used for Thames Tideway works and industrial in nature. The draft Local Plan lists the site as potentially seeing a “mixed use scheme including light industrial and residential uses alongside public access to Deptford Creek” with 270 homes on site.

It also states “the site is in an area suitable for a transformative approach to change with some sensitivity to change”.

If the site were to become housing it’d be the latest of a string of proposals stretching along the road from Creek Road to the north and Greenwich South Street nearer Greenwich station. One such site currently underway is Saxon Wharf.

Another proposed site sees a tower near Creek Road totally 414 student rooms.

Buildings have been cleared on site and according to recent planning submission work should start soon.

A Creekside walkway is expected to stretch down with part already built but never opened to the public.

Both Saxon Wharf and the student tower should see that middle stretch opened up with a continuous path.

It would then continue through any further development before ending at the ha’penny hatch crossing, potentially heading through an arch below the Southeastern line to London Bridge above.

The draft Local Plan states: “Proposals should aim to incorporate and activate the listed railway arches to the south of the site with workshops and other suitable commercial uses.

On the other side of the creek plans at Sun Wharf have been around for years. The latest being a student development.

Finally further south plans straddling the Greenwich and Lewisham borough boundary will see many more homes at the former Lewisham College site.

That would see 840 private flats units, 40 additional social homes and 23 shared ownership.

  • All the new homes and student rooms will regenerate this area around Creek Road. Along with new business units on the mixed use site.
But with so many people moving in to the Borough we need to see improvements with infrastructure. The Borough of Greenwich Along witb neighbouring Borough of Lewisham and Bexley need major improvements to NHS services including new GP Surgeries and a new large General Hospital to meet tbe ever growing demand focal populations. As NHS services are at crisis point.
