Lewisham retail park development submitted

Plans to demolish Lewisham retail park on Loampit Vale have been submitted.

The site will see 387 build-to-rent flats, 383 co-living studios and 682 student rooms.

Commercial space would be located at street level. Hopefully they have a bit more success than nearby Lewisham Gateway which saw very slow progress even before a major flood required buildings to be vacated.

Amro Partners are behind the scheme with a press release issued. Documents have yet to appear on Lewisham’s planning webpage when we’ll get the details in depth.

Approved in 2018 but never built

The site has long had redevelopment plans which have gone nowhere. Legal and General secured permission in 2018. They then did nothing before selling to Amro in 2024.

Let’s see if revised plans go anywhere this time.

Towers have passive provision for new station entrance. Retail park is on left

The site sits extremely close to Lewisham station. An adjacent student tower even includes provision for a station entrance which was never built out.

Lewisham railway station has lost an entrance on the other side of the station with no confirmed new entrance either there or from the recently built tower.

Lewisham Tesco in line for redevelopment as part of separate scheme

A proposed Bakerloo line extension sits over the road though this government like those before show little interest in agreeing to help fund it.

When the full plans are uploaded to Lewisham council’s website I’ll take a deeper look. Lewisham aren’t always the fastest at getting them uploaded.

‘The site will see 387 build-to-rent flats, 383 co-living studios and 682 student rooms.’ That is a LOT on a small site. When this development is complete, the ‘Gateway’ will be plunged into gloom on even the sunniest of days, and the current wind vortex, even more ferocious. I probably won’t live long enough to see it, but this part of Lewisham is going to resemble something out of a dystopian film.
