Increase in student rooms and reduction in cycle parking at Greenwich block

A development beside the A102 in Greenwich has seen revised plans which include an increase in student rooms.

Fairview are proposing to bump up units from 340 to 353 at the site submitted in 2025 and approved last year. Cycle parking will reduce from 0.75 spaces per bed to 0.5 spaces per bed.

A self-storage block is also set to rise. Cycle space reductions are “in accordance with the proposed standards for Band 3 (applicable to RBG) in the Greater London Authority’s Draft Support for Housebuilding” which was announced by Mayor Said Khan and Housing Secretary Steve Reed in late 2025.

That also included dropping requirements for “affordable” housing across London from 35% to 20% as well as cutting the rate on Community Infrastructure Levy paid to local authorities on certain types of development.

Location

The overall plot is located beside Studio 338 club and opposite an approved hotel tower which was set to house a Travelodge, though it’s all gone very quiet on that front.

The plot is just one of many across Greenwich peninsula with totals homes now proposed at 25,500. Most are located within the more than 17,000-home masterplan from developer Knight Dragon though a substantial number of sites are owned by others.

That includes Morden Wharf, Enderby Wharf, Greenwich Millennium Village and the former Greenwich gasholder site. Plans for a 20-floor tower on Greenwich Millennium Village was deferred last month at a Greenwich Council Planning Board meeting.
