Woolwich Brookhill estate demolition and rebuild to start August 2025
Work to rebuild a Woolwich estate looks set to start this summer according to a recently submitted planning application.
Plans were approved in February 2023 to demolish 80 existing homes and build 254 units.

Work was then supposed to start in 2024 on site at the south of Woolwich but that target was missed by around a year. Pure Lake are behind the project. They recently constructed a new residential bock beside Sidcup station.
Homes on site were formerly owned by the Ministry of Defence before coming under the control of a Housing Association. Issues of damp due to poor quality construction were given as one reason for redevelopment.
According to the latest timeline work will begin this summer and last until November 2027. Construction will be in two phases.
Other projects
If you’ve lost track of Woolwich developments (and you couldn’t be blamed if so) this estate sits beside the former Connaught Estate which is part of “One Woolwich”.
Last week the final phase of that separate project was approved with 165 homes.

Beside that is the former Morris Walk estate which has seen the northern part almost completed while the southern section is well underway.
As for other sites not formerly estates there’s Woolwich Central either side of Tesco where work has just commenced.
Meanwhile a 299-room student block is now on the rise along Beresford Street with 660 homes from Berkeley just to the north.
There’s also many other sites on the drawing board including much of Woolwich Barracks as the MOD continue a long-term withdrawal from the town.

This is good news. I knew some people who lived on this estate who complained about damp mould etc.
Hopefully the new homes will be built to the latest engery efficient standards. The new homes should also be for rent by council or housing association tenants
