Kidbrooke Square: Contractor selected for TfL housing project

Ardmore have been selected to build the first 413 homes at Transport for London’s housing project directly beside Kidbrooke station.

Phase 2 will follow at a later date taking total homes to 619.

New homes beside Kidbrooke A2 slip road now underway

The project is a joint venture between TfL and Housing Association Notting Hill Genesis.

Of the 619 eventual homes, less than a quarter get close to being truly affordable, with 310 private homes, 157 shared ownership and 152 “affordable rent”.

Rising soon

Groundworks have been ongoing over the past year, and we should see housing blocks rising soon.

The site sits directly over the tracks from Berkeley Homes’ Kidbrooke Village, which will now feature over 5,000 homes.

Recent approval at Kidbrooke above and beyond original plan

Kidbrooke Square has the A2 and A2 slip roads to the north which TfL predict will see an increase in congestion when Silvertown Tunnel opens a couple of miles to the north.

That projection was made before Kidbrooke Village masterplan was increased from below 4,000 to over 5,000 homes and 619 approved at Kidbrooke Square.

I've lived in south east London most of my life growing up in Greenwich borough and working in the area for many years. The site has contributors on occasion and we cover many different topics. Living and working in the area offers an insight into what is happening locally.

  • Good to see a contractior has now been appointed for the TFL site next tto Kidbrooke Village bringing another 619 homes to the area. However, I would have liked to have seen some more truly affordable homes included in the development.

Would now be good to see some of the other sites owned by TFL which have been previously set aside for housing to be sold to developers or similar to the Kidbrooke site be a joint venture between TFL and Housing Associations to build new homes to be let at affordable rents. Many of the sites are close to stations.

  • I agree I would like to see a similar joint venture between TFL and a Housing Association at the TFL site in Woolwich which was earmarked for development. As we need more truly affordable rented homes in the Borough.
