Work underway on 559-home Crayford development near station

Work has recently commenced on a large-scale Crayford development which will total 559 homes on the former Electrobase site.

Approved back in 2023, London Square are behind the venture having purchased the site from Skillcrown after permission was granted.

London Square’s London Roots division will manage part of the development the site. They focus on “affordable” housing and shared ownership.

This specific site will see 132 Shared Ownership homes and 108 at London Affordable Rent tenure, which is 80 per cent market rate.

That compares to London Living Rent, which is generally around 65% of market rates, while social and council rent levels are generally now around 50 per cent. Some council rent levels are below that but ever rarer.

Given how high private rents now are, even social levels aren’t the ultra cheap level they once were in much of London. Around £1,000 for a two-bed flat per month in outer London.

Transport

Note in the above image how the site is a short walk to Crayford station with the now-closed greyhound track also situated nearby.

Future residents will benefit from improved rail services from this December when direct services to Abbey Wood for Elizabeth line interchange resume after a previous cut.

A number of bus routes also pass the eastern side of the site at the one-way system such as the 96, 428 and 492.

A riverside path will also be created beside the River Cray as part of the development.

Progress

A large number of cranes are now visible across the site, with London Square stating:

“We have now successfully erected six out of the seven tower cranes planned for the project, marking a significant milestone in the construction programme.

“Piling works are progressing well and have now reached approximately 70% completion across all phases of the scheme.

“In addition, construction of the reinforced concrete frame structures has commenced and is advancing steadily. Alongside the main construction works, development of the external roads and wider site infrastructure continues in line with the overall build programme.”

UPDATE: No sooner had this post been written when aerial drone footage of Crayford was uploaded to Youtube (not by me). Well worth a look.
