First of almost 2,000 homes ready at Lombard Square near Plumstead station
Residents are set to shortly move into the first completed homes at a 1,913-home development named Lombard Square.
With work underway on a nearby underpass which links the site to Plumstead station and High Street, it dawned on me that actual pictures of homes hadn’t been uploaded.

It may a tough sell given a location opposite Plumstead bus garage and beside prisons (Belmarsh and other institutions lie to the north) and the southern outfall sewer is to the south.
It’s location beside prisons ensured design changes were made post-approval which includes the removal of windows or frosted glass.
Road network
Dissecting the overall site is a three-lane gyratory. A taller block has also recently been approved closer to the bus garage within the one-way system.

Work on underpass improvements is now underway with funding awarded back in 2016.
I still suspect many residents will want to walk on paving at the bridge above rather than the obscured route under the road – though it’ll be a tight squeeze for thousands of new residents.

With funding previously announced for a £23million bus rapid transit scheme it was hoped a bus stop outside the site on the one-way system would be provided but that’s now delayed until 2029.
That means a bit of a walk to the closest bus stops for many popular routes. This image is taken whilst on a 180 at the stops near Plumstead station.

Lombard Square is a venture from Peabody and Berkeley Homes and isn’t the only development in the area.
A few hundred metres away sits a rebuilt college now underway and the first of almost 300 homes. To the north is a total of 333 flats at a former care home.

There are bus stops in Nathan Way which is beside the site..
There’s only one route though versus ten that stop outside Plumstead station in each direction.
