Development plan in at New Cross near the Old Kent Road
An application has been submitted to Lewisham Council for a development up to 11 storeys in New Cross.
The site at 56-60 New Cross Road and currently home to a church with a replacement alongside 24 homes totalling 37 per cent “affordable” housing though the social housing total is 25 per cent.

It sits close to the Old Kent Road and Ilderton Road where a number of other developments are on the rise. A site next door also has approval for 35 homes.
Back in December 2024 a Lewisham Council report stated completion of the neighbouring site was due in autumn 2026.
The forthcoming “Bakerloop” bus will stop nearby at the junction of the Old Kent Road and Ilderton Road where a vast number of blocks are either nearing completion or proposed.
This proposed site is also close to Besson street where Lewisham Council have had plans to build for 15 years but so far not laid a single brick.

They demolished homes and a pub back in 2007 and then proceeded not to build not a single home over the subsequent 18 years and growing during an ever growing housing crises.
When the Besson Street site is built out – which totals 324 homes – it will contain zero social homes despite being a council-backed venture.
There are however plans for 35 council homes beside the church proposal. Still, putting that with Besson Street still only adds up to around ten per cent of forthcoming homes being at low cost rent levels.
A separate major site also went in for planning to redevelop the Achilles Street estate to the east in New cross not far from Deptford. At that site 278 homes are proposed replacing 88 existing dwellings.

This area is in need of new homes and a bit of regeneration to public realm etc. So I hope the new development sees the planning application approved by Lewisham Council.
