Greenwich planners recommend logistics warehouse approval near Silvertown tunnel

A proposed warehouse in Charlton is set to be approved next week if councillors follow planners recommendation.

The site sits beside Bugsby’s Way and with its location hindering a future direct new public transport spine road for up to 8,000 homes at Charlton Riverside.

Charlton Masterplan includes public transport spine road

The warehouse’s location ensures an awkward dog leg for any bus route (or BRT or even tram in future) that would serve the area.

It’s also near the site of Atlas and Derrick Gardens.

A total of £100,000 is to be allocated to “aid in the delivery of new roads within Charlton Riverside and the scheme, as employment land, would benefit from improved road infrastructure.”

Far less will go towards active travel at just £2,000 despite Bugsby’s Way not being great on foot or cycle, and nearby roundabouts to the west close to major areas of residential development are far from sufficient.

There’s also £50,000 for “bus stop enhancements”.

GLLaB would see £48,380.

Just £2,000 for active travel does again seems pretty pitiful and ignores poor links between new homes in east Greenwich and shops in Charlton.

This is a rapidly changing area yet provisions to improve the situation on foot are negligible time and again.

No crossing near roundabout ensure long detours. It’s not pedestrian friendly across the area despite many new homes and school

It’s not too long since Greenwich Cabinet member Averil Lekau admitted in a meeting the Highways and Planning departments don’t communicate very well, as borne out by continual Section 106 funding allocations overlooking certain areas.

There’s some very good members of Greenwich’s Planning Board which will no doubt raise this with planners during the meeting next week when a decision will be made.

  • The Logistics Warehouse will have an impact on the local area including nearby homes on Atlass and Derrick Gardens and new homes due to be built on Charlton Riverside bringing hundreds of new homes to Charlton.
But improvements will need to be made on the busy and fast moving Bugsby Way. Including public realm, lighting, new controlled crossings and improved safer links from the new developments just being completed by the junction with Bugsby Way and Pear Tree Way. Residents have to cross a very busy roundabout to reach the retai parks on Bugsby Way.
There also needs for better safer links to Vanbrugh Park station and Maze Hill stations by improving public realm pavements.lighting and pedestrian crossings.
Public transport also needs to be improved to cope with an increasing demand with hundreds of new homes nearing completion and more under construction including new bus link from East Greenwich. to the retail parks on Bugsby Way.
We do not know how the Logistics Warehouse will affect how new roads will be created on the Charlton Riverside development to serve a new high frequency bus route possibly a new rapid bus transport network (BRT) or a normal high frequency route. Which was proposed as part of the plans for the Charlton Riverside development.
