Revised plan for rejected student housing development in Deptford

A site beside Deptford Creek which saw rejected plans for student housing has seen early plans emerge for a revised design.

Developer Tribe initial proposed around 700 rooms before dropping to 590. That was rejected in summer 2025.

A new Environmental Impact Assessment states the site would see a “part 12, part 9 storey mixed-use building comprising purpose built student accommodation (Sui Generis) [approx 390beds] and commercial/office floorspace (Use Class E) [approx 280sqm]”

An EIA is the first initial stage in preparing development and will be followed by a full planning application.

The site also faces Creek Road and currently sees low-rise yellow brick blocks on site.

There’s an excellent video from the Thames TV archives showing what the area looked like from above in 1980. Deptford power station wasn’t too far away.

A document notes that the site is within the Deptford Creek/Greenwich Riverside Opportunity Area (OA) which is “identified for its potential to deliver 5,500 homes and 3,000 jobs.”

Transport

Transport links are excellent with Cutty Sark station being six minutes away. It states Greenwich station is an average 13 minute’s walk, which it isn’t for many. Presumably they’ve forgotten there a western station entrance built in 1999 when the DLR extension opened. It’s more like eight minutes.

I know that as I just took a walk that very route to take photos for this website, and I was hardly rushing along. Google Maps backs it up. The walk time they give to the Cutty Sark DLR station is however accurate.

It’s common to see inaccurate walk times to National Rail stations in planning applications across south east London, often stating they’re further away than is the case. Could that be preventing investment in better links as it underestimates how many will use them?

As for other modes of transport there’s bus routes stopping nearby and now the dedicated Cycleway 4 lane running directly to central London and student campuses such as King’s College. In the opposite direction they’ll be a lane to the Old Royal Naval College eventually, though it’s not a long walk.

Nearby development

A substantial amount of development has taken place in the past two decades, including a tower across Creek Road, while New Capital Quay is over Deptford Creek connected via a footbridge.

Work has also just commenced on a 27-floor tower from the same developer. A recent trip shows work well underway and a specific post on that site will be uploaded soon.

A total of 414 student rooms are proposed there.

  • Well of course you got Cutty Sark DLR station nearby and Greenwich as well. And a dedicated Cycleway 4 lane that runs directly into Central London. As long as it does accommodate locals and students who go to Greenwich University.
