Plan to convert Lewisham High Street building’s upper floors into 24 flats

There are plans to convert upper floors above three commercial units at 73-77 Lewisham High Street into 24 flats.

Conversion comes under Permitted Development Rights meaning no formal planning approval is needed.

Recent research found less than one in four flats converted via Permitted Development met minimum legal sizes – though they were able to avoid the standard PDR’s inception in 2013. That has recently changed. Developers also avoid requirements for “affordable” housing.

Tower House

Four floors in total would convert from office use to residential. The site is next to Tower House which was converted to residential use in recent years. That was formerly a Royal Arsenal Co-operative Society department store.

  • Are there no Article 4 directions in this area? Considering its a district town centre you’d imagine the council would want to protect office/employment space.

  • Even across those three buildings, 24 flats is still a hell of a lot.

    There are a lot of empty spaces above shops in Lewisham town centre and I think this is why the conversion has been allowed. In any event, the pandemic has seen businesses move away from offices and some may never come back. By the way, I used to live around the corner in Belmont Hill.
