Kidbrooke Village: A look at the next 1,300 homes
Plans have been submitted this month for the next tranche of new buildings at Kidbrooke Village – which will total 1,306 homes when complete. There will be 456 car parking spaces.
Revisions see removal of a podium with taller blocks and increased permeability. The planned total at this phase is now increased by 302 homes.
Increased homes on these plots are in the context of Greenwich failing to meet existing housing targets (it was 63 per cent of the total last year), let alone upwardly revised targets coming soon, and that’s emphasised in planning documents.
This stage is just south of towers near Kidbrooke station now heading to completion.
The latest increase of 302 units compared to plans approved in 2015 means the total number of homes across the site now stands at 5,300. That’s up from the original site-wide number at 4,000.
Affordable housing is set at 35 per cent though most is shared-ownership. This usually involves a mortgage, then rent on the remaining share then a service charge.
As covered last week, even a small 1-bedroom in Thamesmead beside Belmarsh Prison equates to rent of £481 a month in addition and then a service charge per month of £157 on top of a mortgage.
The breakdown is:
- 803 Private Sale Homes
- 352 Shared Ownership Homes
- 151 Affordable Rent Homes
It’s now over 10 years since outline plans were passed for Kidbrooke Village. There’s still many plots unbuilt – with some lying empty for years.
Placing large sites in the hands of single developers often results in slow build rates despite a rapid increase in population and shortage of housing.
Phase six could now not be completed until 2028.
What has been built is generally of very good quality and an attractive park, landscaping and street scene is evident across the area.
There are no confirmed additional trains for the adjacent Southeastern rail line.

As the Kidbrooke Village development takes pace with more new homes due to be completed in 2020 near Kidbrooke Station and plans for the next phase of 1,306 homes submitted.
Unfortunately I have lost count of how many new homes have alrewady been completed on the development.
I would like to see frequency increases on routes 178 (Woolwich to Lewisham via Kidbrooke Village) and route B16 (Kidbrooke to Bexleyheath via Kidbrooke Village and Eltham).
To provide improved bus links to the nearby town centres of Eltham and Lewisham which are the closes to Kidbrooke Village for banks shops and other amenties.
