Application to demolish Charlton pub The Pickwick

A plan has been submitted to Greenwich Council to demolish The Pickwick pub on Woolwich Road in Charlton which recently closed. It was formally known as the Roupell Arms and a Courage pub.

Whilst not an amazing building it is one of the more characterful in the area.

The plans see 14 flats built in a replacement block, a new pub and 6 houses.

The pub is located directly opposite the recently built Sainsbury’s and Marks & Spencer superstores. If they had been developed as mixed-use developments, the pub site would have seen far more custom and stood a greater chance of survival. As it is, it’s opposite vast retail parks.




It’s the latest in a flurry of plans to demolish pubs in the area as well as Greenwich.

The planning reference is 18/2976/O

  • It is a nice building but the pub itself when it was open… Not sure if the author ever went in but I don’t think the young professionals and families that a mixed development M&S would have produced would ever mix too well with the Pickwick’s regulars.

    But that’s no reason to replace it with an ugly box. And the architect’s mock ups seem to lack the postbox.

    • Sure newcomers likely wouldn’t have gone in as it was by the end, but a new owner offering good quality drinks, live music, events etc along the lines of Antic pubs could succeed with a large local audience. Lack of mixed use kills off that chance and the prospect of good buildings utilised.

  • I would much rather see the new building incorporating the stylish old building somehow, especially as it looks like the downstairs will remain a pub anyway. A revamped pub with residence on top and behind could work well.

    The area is changing, for the better gradually I believe, but the architecture is at risk of becoming very dull indeed. There are so few nice bits of architecture remaining in New Charlton (or Charlton Riverside as it has become more revently coined), and apart from the road names we are at risk of losing Charlton’s link to the past for good.
